Maybe you’ve read lots of advice on selling a house. But do you know the biggest mistake many people make when selling a house? Not understanding real estate value.

You see, it doesn’t matter what you think your home is worth. It doesn’t matter what youdid to make in nicer for your family. The value of your home is determined by buyers. What you enjoyed about your house may be irrelevant when it’s time to sell. Think in terms of what buyers want, and use some of the following advice on selling a house.

1. Know the market. What other similar houses have sold for? Have those examples ready to show potential buyers.

2. Decide on a minimum price - the price below which you just won’t move. Don’t tell your agent what this minimum is, but negotiate with any buyers who make an offer near or above it.

3. Concentrate on the visible things first. A new mailbox is often a good idea. When buyers fall in love with the house before they even enter it, they forgive a lot of problems.

4. Clean the neighborhood. If a neighbor’s yard is a mess, give their kids $10 to pick up the yard. Spend $20 to put flowers in any common-areas, and buyers will have a better first impression of the neighborhood.

5. If you or your agent aren’t getting many calls, try something new. Is more advertising necessary? Is the price too high? If price is the problem, drop it fast. That perfect buyer might pass on by while the the home is still over-priced.

6. Listen to prospects. They’ll be more objective than you. If you hear several times that the kitchen is dark, get out the white paint.

7. Find the average sales time for your area. If your house is taking longer than average to sell, there’s a problem, and usually it’s the price.

8. Ask your real estate agent what she plans to do - before you sign a listing agreement. Write down what she says, and hold her to her promises.

9. If there are known problems, such as an old roof, get an estimate for repairs. The sellers may want a $7,000 allowance for a new roof - until you show them your $4,000 estimate.

10. Do improvements that can realisically get you at least a two-to-one return on investment. If $300 to seal the driveway is likely to add $600 to the sales price of the home, do it. Always consider first those things that are most visible.

There are dozens of things you can do to sell your house faster, and get a better price. Start with the ones that will get the most “bang for your buck.” Also, read and USE good advice on selling a house.

As the real estate market cools, the profit potential of home ownership has cooled as well. Here’s a strategy called “follow the builder.”

It is relatively easy to make a profit when you sell your home if the market is rising sharply like it has been in most of the country for the last three years. It becomes more difficult when a hot market slows down. It’s very difficult to make a profit on the sale of your home when prices are falling.

Is there a way to be relatively sure you’ll make a profit when you sell your home? There is under all but the most negative market conditions. In fact, I’ve seen young, energetic couples use this maneuver multiple times when they don’t even need to move.

Follow That Builder

In many areas of the country, there are builders who build hundreds of houses each year within a fifty mile radius of each other. They build entire communities or are one of three to five builders who build entire communities around big employment centers. This present you with an important opportunity.

New Community

Builders will typically sell first phases of communities for significantly less than later phases. On one hand, they need to get the cash flow moving. On the other, it is harder to sell at high prices because the community typically consists of dirt lots and construction equipment. Put the hands together and you have a great profit opportunity.

The idea is to get in on the first phase of the build out. You will purchase the home at a discount, which gives you built in equity. As the community is built up, you sell the home for a profit at a higher price. While you’re doing this, you keep tabs on the builders projects and find another location where you can do the same thing.

You’ll end up living in each house for a year or more and picking up nice profits along the way. The only real downside is you have to move repeatedly.

Tax Consequences

I’ve seen this work well for a number of people who have done it more than once. However, you need to be aware that generating profit this way can have tax consequences. You need to discuss your plans (including projected timing and profit potential) with your tax professional so that you are prepared to deal with any tax consequences.

10 Ways To Find Investment Properties

If you really want the best deals in investment properties, you have to increase your odds by finding more deals. Who is more likely to get a cheap apartment building, an investor that looks through the MLS listings and calls it a day, or the one that uses ten resources? Here are the ten:

1. Talk. Let people know you are looking and sometimes the properties will come to you. There are a lot of owners out there who want to sell, but haven’t yet listed their property.

2. Use the internet. Go to a search engine and enter the type of real estate you are looking for, along with the city you want to invest in. You never know what you might find.

3. Drive around looking for “For Sale By Owner” signs. Owners often don’t want to pay to keep the ad in the paper every week, so you won’t see all properties there.

4. Find abandoned properties. That’s a pretty clear sign that the owner doesn’t want to deal with the property. He might sell cheap.

5. Find old “For Rent” ads. Call if they are a few weeks old. Landlords are often ready to sell, especially if the haven’t yet rented the units out.

6. Talk to bankers. You might get a foreclosed-on investment property cheaper if you buy it before they list it with a real estate agent.

7. Offer someone a finder’s fee. There are people that always seem to hear about the good deals. Have such people coming to you.

8. Eviction notices. If your local papers publish eviction notices, or if you can get the information at the courthouse, it can be useful. A landlord who just went through the procees of evicting tenants is a likely seller.

9. Old FSBO ads. If you call on two-month-old “For sale By Owner” ads, and they haven’t sold, they may be ready to deal. Owners often give up the effort, but still would love to sell. Help them out!

10. Put an ad in the paper. “Looking for investment properties to buy,” might be sufficient to generate a few calls.

In other markets the legal rights of tenants mean you could have a lengthy and expensive battle in ridding yourself of a bad tenant. Will the lower income levels coupled with the added expenses drag your investment down?

Of course, you can limit your risks [and costs] by doing the majority of the upgrades yourself, appealing excessive property tax increases, and finding for yourself a trusted and dependable tenant. Four Parenting Method

Every grandmother and grandfather will tell you hilarious stories of their children when they were first born. And for every funny and touching story they have, they will be able to tell you another for every hardship they encountered. Parenting is something that is done in many different ways by each parent. The following are four general styles employed by parents.

Authority: Authoritarian parents rule on just that: authority. Commands are given to children that they must follow regardless of the circumstances. If these commands are not followed, harsh punishment will ensue. These parents do not welcome feedback from their children. In fact, it is met with severe punishment. The children tend to be quiet and unhappy. They have more of a fear than a love for their parents. Male children have trouble dealing with anger and female children have trouble facing adversity due to their heavily structured life where nothing ever changes.

Indulgent: Indulgent parents tend to be described as lenient. They allow immature and childish behavior. These parents expect the children to learn from their mistakes and to fend for themselves in most times of need. These parents tend to be democratic and allow for feedback from there children on issues. They will hear both sides of an argument and usually make a compromise. Indulgent parents usually avoid confrontation with their children by all means, but do tend to be more involved and emotionally closer to their children.

Authoritative: Authoritative parents are a combination of the two styles previously mentioned. They are the happy medium. While expecting proper behavior from their children, they welcome feedback and questioning on certain issues. They’re able to demand things of their children but are also able to respond to what they’re child says, questions and requests. These children tend to be the happiest, most confident and self assured of all the mentioned parenting styles. It is very difficult to be a purely authoritative parent.

Passive: Passive parenting is being completely uninvolved. These parents may never be home due to immaturity, work or the like. These children are usually raised by grandparents, older siblings, babysitters or themselves. There is no parental involvement at all.

The Seven Safety Ways For School Kids

Travelling to and from school is often not very safe. However, there are some simple rules that can help to make the school journeys safer, ensuring peace of mind for both children and parents.

1. Waiting for the school bus in the mornings, while traffic is at it busiest, requires a degree of commonsense. Try to have a safe place for children to wait at away from the street and heavy traffic.

2. Don’t let children move close to the school bus until it has come to a complete stop and the driver has signalled that it is safe to board.

3. At the end of the school day when children leave the bus, instruct your child to move away from the vehicle at least a dozen large strides to a point where the driver can clearly see them. This helps the driver and keeps the child safe as well.

4. Instruct your child to keep a close eye on all traffic near to the school bus. The law has some special protection measures for school buses, but car drivers are only human, and they can and often do make mistakes.

5. If your child walks to school, make sure he or she wears reflective material. Aim to make them as visible to as possible to all drivers. This will help to avoid accidents.

6. If a child rides a bike to school, instruct them to walk the bike through intersections, observe all traffic light signals, and be wearing reflective material. They should also be with a friend if possible as one can help to look out for the other.

7. If you take your own child to school in your car, always have older children in a seat with a safety belt on, younger children in a booster seat with a safety belt on, and very small children in special safety seats, all seated in the back with only you, the driver, in the front.

3 Easy Ways To Teach Dog Tricks

To teach your dog tricks even easy ones you need to have some small reward treats, be in a quiet suitable place and keep the training sessions to 10 - 15 minutes or your dog will start to get board, remember when he gets something right lots of praise and a reward treat, just be careful not to get him over excited or he will loose concentration.

Getting your dog to give you his paw, first get your dog to sit, then as you say the word ‘paw’ take your dogs paw in your hand, give the dog a treat, repeat this, after a few times do not take his paw so quickly, say the word, count to one then take it, you should notice he is bringing his paw up as you say the word if he does not go back to saying it at the same time, do it a few more times then slow your response again. After 2 or 3 sessions most dogs pick this one up quite happily.

The high five, like a lot of tricks the high five is a progression of an earlier trick, in this cast the paw trick. Hold a treat in your fingers and raise your hand slightly higher than you would for the paw trick. You dog will think you want to do the paw trick and will reach for the treat with his paw as we taught him earlier, as he reaches up you say “high five” and give him the treat. Once your dog has mastered the paw trick this one should be very easy to learn and with just a few sessions he will be doing it on hand signal rather than voice control.

Getting your dog to jump through a hoop, before you start this one I would just like to ask you to be a little sensible and not hold the hoop too high as you do not want your dog to heart himself while doing the trick. Sit your dog on one side of a hoola hoop, get the dogs attention on your hand on the other side of the hoop take a treat in your hand and give the dog the command to release him from the sit, at first he may attempt to go around or under the hoop, if this happens start again, your dog wants the treat and will soon learn that going around or under does not get it so he will soon start going through it, when he does say hoopla and give him the treat. He will soon be jumping through the hoop on the command of hoopla. When I started doing this trick I had a medium sized dog (a Labrador) so I started with the hoop 6 inches from the ground and slowly raised it to waist height, if you have a smaller dog you might want to start with the hoop touching the ground so the dog just goes through the hoop and then slowly raise it as he gets used to the trick.
